Recently, we had the privilege of assisting a wonderful family from remote North West Queensland in their journey to purchase a new home closer to their loved ones. Our clients, who were living remotely and planning to relocate at the end of the school year, faced several hurdles. Despite their good budget and ongoing finance process with their broker, they couldn’t attend inspections in person and were relying heavily on online platforms like RealEstate.com and Domain.
We started by shortlisting properties that matched their brief. After a few unsuccessful offers, a valuable contact in real estate presented a property that seemed perfect. We quickly arranged a private inspection and conducted a video walkthrough for our clients, who were thrilled with the property and eager to move forward. The location was ideal, and we successfully negotiated a purchase price below the listing price.
The process wasn’t without its challenges. The day we were set to go unconditional, we encountered a hiccup due to the involvement of a guarantor in the finance process. We needed to request an extension on the finance to resolve the issue. Thankfully, the sellers were incredibly accommodating and understanding.
However, the situation became more complicated when critical documents were mistakenly handed to an unknown person at the clients’ remote post office. Our clients were not notified by the bank about the incoming documents, and it wasn’t until 48 hours before the unconditional deadline that we discovered these documents were considered lost. We had to ask for yet another extension for finance.
Further delays ensued as the guarantor documents weren’t completed in a timely manner by the bank. With our clients living in a remote area with limited phone reception and unreliable internet, every delay felt magnified.
Throughout these challenges, we remained steadfast in our support. We worked closely with their broker and conveyancer to streamline the process, providing constant guidance and reassurance. Our dedication and persistence paid off, and despite the obstacles, we successfully settled the purchase.
