When people think about engaging a buyer’s agent, they often assume the goal is to find a beautifully presented property that is ready to move straight into. However, every buyer has different circumstances, plans and objectives.

One of our current clients is looking for something quite different: a property they can renovate, improve and resell for a profit.

Finding the Right Renovation Opportunity

We have been searching for several months, but this brief is not simply about finding a property that needs work.

There are plenty of homes on the market with old kitchens, dated bathrooms or neglected gardens. That does not automatically make them a good renovation opportunity.

For this client, we need to find a property that offers the right combination of:

A suitable location with ongoing buyer demand
Good land and a practical block
A functional layout that can be improved
Renovation potential without major structural problems
A purchase price that leaves enough room for renovation costs, holding costs, selling costs and profit
Improvements that will genuinely add value rather than simply make the property look nicer

The numbers need to make sense from the beginning. Paying too much for the property, underestimating the renovation costs or overestimating the finished value could quickly remove the potential profit.

A Renovator Is Not Always a Bargain

A property may look cheap because it needs considerable work, but that does not necessarily mean it represents good value.

Structural movement, extensive termite damage, significant drainage problems, major roof issues or unapproved building work can turn what appears to be an opportunity into an expensive and risky project.

Our client is prepared to complete renovations, but the aim is not to take on unnecessary structural risk. We are looking for a property where well-planned improvements can lift the presentation, functionality and eventual resale value.

This requires us to assess more than what is visible during an inspection. We also need to consider the likely renovation scope, comparable sales, the target market for the completed property and the realistic resale value once the work is finished.

Why the Search Is Taking Time

Finding the right property for a renovation project requires patience and discipline.

We could have helped this client purchase a property sooner, but buying quickly is not the same as buying well. A property must meet the strategy, not simply be available.

The purchase price is particularly important. Our client needs to buy at a level that provides sufficient margin for the project to remain viable. This can mean inspecting properties, reviewing sales evidence and completing preliminary investigations, only to decide that the opportunity is not strong enough.

Walking away from the wrong property is just as important as securing the right one.

Buyer’s Advocacy Is Not One-Size-Fits-All

This search is a good example of how varied our clients’ needs can be.

Some buyers want a low-maintenance home they can move into immediately. Others are looking for an investment property, acreage, dual living, development potential or a home they can renovate over time. In this case, our client is looking for a property that can be transformed to create value.

Our role is to understand the client’s goal and assess each property against that strategy. We research suitable locations, source opportunities, inspect properties, review comparable sales, identify potential concerns and negotiate with the client’s financial objective in mind.

We are still searching, and we are happy to continue until we find an opportunity that genuinely makes sense. The right property may take time to uncover, but helping our client work towards their renovation and property goals is exactly why we do what we do.
