From Uncertainty to Confidence: A First Home Buyer Success Story

For many first home buyers, purchasing a property is about far more than simply finding a house. Understanding the buying process, knowing what a property is truly worth, and recognising the difference between a good opportunity and an expensive mistake can be incredibly challenging without the right guidance.

These first home buyers came to us looking for confidence as much as they were looking for a home. They were unfamiliar with the purchasing process, unsure how to assess property values, and wanted someone to guide them through every stage of the journey. They also wanted to understand where their budget would realistically allow them to buy, rather than wasting time pursuing properties beyond their reach.

Location was a major priority. They wanted to remain within the Ipswich region to stay close to family while maintaining an easy commute to Brisbane for work. Their brief was practical and well thought out. They were seeking a minimum three-bedroom home with at least two car spaces on a block of 600m² or larger. One of their key long-term goals was the ability to construct a granny flat in the future, making block size and council suitability an important consideration throughout the search. While they were flexible on the style and layout of the home, they wanted a property with a good entertaining area and were comfortable purchasing something that required improvements.

As the buyer is a carpenter, they saw value where others may not. Rather than paying a premium for a fully renovated home, they were happy to purchase a solid property with good bones and complete renovations over time themselves.

After carefully assessing a number of opportunities, we secured an excellent property in Brassall that exceeded much of their original brief.

The home is a well-built double-storey brick residence offering three bedrooms, two bathrooms, four car accommodation and sitting on a generous 810m² block. It features a brand new kitchen, a functional internal layout and a large outdoor entertaining area, all within a quiet, established estate with excellent access to the Warrego Highway and less than an hour’s commute into Brisbane.

Importantly, we also confirmed with the local council that the block is suitable for the future addition of a granny flat, allowing the property to continue meeting the clients’ long-term plans as their circumstances evolve.

As with every purchase, thorough due diligence formed an important part of the process.

Our inspections identified several items requiring attention, including roof repairs, replacement of gutters and additional maintenance works. Externally, the property would benefit from general clean-up works and timber repairs, while internally there is scope for future bathroom renovations and cosmetic improvements.

Using the information obtained during the building and pest inspection, we successfully negotiated a $13,000 reduction in the purchase price to assist with the required roof works. This provided our clients with immediate value while allowing them to allocate funds towards improvements after settlement.

For these buyers, purchasing a home that required some work was never viewed as a disadvantage. Instead, it represented an opportunity to build equity by completing renovations themselves while securing a larger block, better location and stronger long-term potential than many fully renovated homes within their budget.

They are now the proud owners of a property that not only meets their immediate lifestyle needs but also provides room to grow. With future granny flat potential, a highly desirable location and the ability to add value through renovations, the home is well positioned to serve them for many years to come.

This purchase highlights that buying the right property is not always about finding the most modern home. Sometimes it is about recognising potential, understanding true value and having the confidence to negotiate effectively.
