For these clients, the goal was not to purchase their first investment property. They had already built a portfolio and were looking to diversify by entering the Queensland market. The standout feature, however, was its location.
Positioned close to the new Toowoomba Hospital precinct, the property sits within an area benefiting from significant infrastructure investment and growing employment opportunities. Combined with its proximity to schools, shopping centres, parks and transport, the location provides exactly the type of long-term fundamentals we look for when advising clients on investment purchases.
While nobody can predict future performance with certainty, this is the type of location we believe will continue to strengthen as the surrounding precinct develops over the coming years.
Following settlement, our clients completed the planned improvements, including replacing the carpets, installing air conditioning and freshening up the presentation. The result was exactly as anticipated. The property quickly attracted a quality tenant and is now delivering approximately a 4% rental yield, providing immediate income while positioning the asset well for future capital growth.
This purchase is a great example of why successful investing is not always about buying the newest home or the one that looks perfect on inspection day.
